Mission Viejo's Slopes, Greenbelts, and Lake Bring Pests Right to the Back Fence
Mission Viejo was planned around open space, and that open space is why pest pressure here looks different from the rest of Orange County. Homes back onto landscaped slopes, greenbelts, and canyon edges along Oso Creek, and those slopes are often covered in ivy and dense ground cover. That is ideal habitat for roof rats, which nest in the ivy, travel along the fence lines at night, and climb into attics from trees and rooflines.
The same slopes and block walls give black widows plenty of sheltered corners, and the irrigated landscaping that keeps Mission Viejo green also keeps Argentine ant colonies thriving underground. When the winter rains soak those slopes, the ants head for the nearest dry kitchen.
Around Lake Mission Viejo and the creek corridors, standing water and dense plantings bring mosquitoes in the warmer months. And as with most of south Orange County, the homes built in the 1970s and 1980s have had time to develop the small gaps around vents, pipes, and garage doors that mice and ants use to get inside.

Why Mission Viejo Homeowners Choose Crest Pest Control
Your home should feel clean and protected, and you should not have to choose between getting rid of pests and keeping your family and pets safe. A lot of Mission Viejo homeowners who call us have already tried a national franchise, a long-term contract, or something from the hardware store, and the pests came back. That is the problem we started this company to fix.
Three differentiators, framed for Mission Viejo:
Locally owned, Orange County through and through. We are a local company headquartered in Santa Ana, not a franchise with a national call center. Our technicians work south Orange County routes and know how hillside homes and greenbelt lots attract pests, and same-day service is often available.
No contract, and a guarantee with teeth. If pests come back during your guarantee period, we come back and retreat at no charge. If you are not satisfied with your first visit, you get a full refund. Cancel any time, no cancellation fee.
Careful application around families, pets, and gardens. We use EPA-registered products applied precisely rather than broadly, with extra care around play areas, pet spaces, and vegetable gardens. Technicians cover their shoes indoors and explain exactly what is being treated and where before they start.

Mission Viejo homeowners face a specific set of pest pressures: landscaped slopes and greenbelts behind many homes, a lake and creek corridors that hold water, and a housing stock that is now 40 to 50 years old in many neighborhoods. Southern California's mild winters mean ants, spiders, rodents, and cockroaches stay active all year, so problems here tend to come back unless something breaks the cycle.
Crest Pest Control provides professional pest control to homes, HOAs, and businesses throughout Mission Viejo, including Lake Mission Viejo, Pacific Hills, Aegean Hills, Madrid del Lago, Casta del Sol, and Palmia. Our technicians know what this city produces. They know that roof rats in Mission Viejo usually live in the ivy on the slope behind the house and reach the attic by the fence line or a tree, that black widows favor the block walls and garages on hillside lots, and that Argentine ants move indoors when the winter rains soak the slopes.
Our most popular service for Mission Viejo homes is the Pest Prevention Plan, which covers recurring exterior perimeter treatment, web removal around the house, and targeted interior treatment when it is needed. It is built for the pests that never really leave this region: ants, spiders, wasps, cockroaches, silverfish, and crickets. Plans run monthly, every other month, or quarterly depending on the property and the pest pressure. There are no long-term contracts and no cancellation fees, and if pests come back between visits, we return at no extra charge.
For rodents, our Rodent Control and Exclusion service goes further than trapping. We identify entry points, seal the smaller gaps, set interior traps, and offer exterior bait stations with ongoing monitoring. On homes that back onto open slopes, that combination matters, because the outdoor rodent population is always close by. We also handle one-time and specialty treatments for German cockroaches, fleas, bed bugs, and stinging insects, and we work with HOAs on common-area pest control.
Crest Pest Control is locally owned and operated, with over 40 years of combined field experience on the team. When you call about a pest problem in Mission Viejo, you reach a local Orange County company that stands behind its work. Call 949-943-5000 or request your free quote online to get started.
Frequently Asked Questions
-
It depends on the size of the property, which pests are involved, and how often you want service. We will inspect and give you a clear price before any work begins.
-
Ivy-covered slopes and greenbelts are prime roof rat habitat. The rats nest in the dense ground cover, travel along fence lines at night, and climb into attics from trees and rooflines. Sealing roofline entry points and trimming vegetation back from the house are the most important fixes.
-
Possibly, especially if your home backs onto open space or has palm trees nearby. Our exterior bait stations are designed to reduce the population around your home so rodents are not getting inside. If activity stays the same after a few visits, let us know and we will come back out at no charge to reinspect.
-
Yes. We provide pest control for HOA common areas and for individual homes in communities like Casta del Sol and Palmia, and we can coordinate a plan that covers both.
